§ IV. District and land use regulations.

    Establishment of districts: For the purpose of promoting the public health, safety, morals, and general welfare of the community, the Parish of Plaquemines, Louisiana, said parish is hereby divided into the following types of districts:

    Editor's note— Section 3 of Ord. No. 513, adopted April 18, 1984, amended § IV.1 by deleting "Planned" from I-1 "Planned" Industrial Park District. Districts given in brackets have been added by the editor to include those changes made in other sections of this ordinance but which did not specifically amend § IV.1. Ord. No. 96-29, § 1, adopted March 14, 1996, added Districts RS-1 and RS-2 to § IV.1. Ord. No. 96-30, § 1, adopted March 14, 1996, added District R-1AB to § IV.1.

    The zoning maps which cover the entire jurisdictional area of the Parish of Plaquemines, Louisiana, are on file in the Planning, Permits and Zoning Department, Plaquemines Parish Government Building, Port Sulphur, Louisiana, where prints are available.

    Editor's note— The maps have not been reproduced in this appendix. Amendments which rezone specific property have not been printed. This paragraph 2. appears as amended by Ord. No. 89-135, § 1, adopted Aug. 10, 1989.

    3.

    Interpretation of district boundaries: Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the Zoning District Map, the following rules shall apply:

    A.

    Where district boundaries are indicated as following streets, highways, or alleys, the center lines of such streets, highways, or alleys shall be construed to be such boundaries.

    B.

    Where the land has been or may hereafter be divided into blocks and lots and where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.

    C.

    In unsubdivided property or tracts, where a district boundary divides a lot, the location of such boundaries, unless same are indicated by dimensions, shall be determined by use of COB and Folio together with the scale appearing on such maps.

    D.

    Where boundaries are indicated as following water courses and other natural topographic features, such lines shall be construed to be such boundaries.

    4.

    Regulations of areas under water: All areas within the corporate limits of the legislative body, which are under water and not shown as included within any district, shall be subject to all of the regulations of the district adjacent to the water area. If the water area adjoins two (2) or more districts, the boundaries of each district shall be construed to extend into the water area in a straight line until they intersect.
